This is an Equestrian city with 23 private trails, lots greater than one acre and many multi acreage properties. All homes are required to be one level ranch style and painted white. The split levels are created by underground techniques and support systems. There are many standards, border fences are white three rail, no street lights or sidewalks. Most of the homes are on a septic system as there is no public sewer system.

There are two riding rings; Hesse Gap and Poppy Trail. Tennis courts, a fire station and has no school sites ( it is part of the Peninsula system).
