What is Rent Control?
Rent control limits the amount a landlord
can increase rent each year. It also can affect whether
a landlord must pay relocation assistance and provide
interest on security deposits. There are certain cities
within Los Angeles County that are affected by rent
control. Some of those cities are:
- San Pedro
- Santa Monica
- West Hollywood
- Van Nuys
- Encino
- Woodland Hills
Not all buildings within these cities are affected.
Rent control applies to buildings built prior to 1978.

Some investors do not want to purchase units in rent
controlled buildings and others do. It is up to the
individual landlord and we can help you decide if this

| What are some
good areas to find multi-family properties? |
| There are some great areas of certain
cities that provide multi-family investments. We will
try and cover a few of them so you can drive the areas
to see the opportunities. We have maps of these areas
at MAPS.
- Artcraft Manor – This is a fantastic area
in Long Beach for multi-units. The location is close
to the 405 freeway, so it is highly desirable for
tenants who commute and don’t want a long distance
to the freeway. The close proximity to CSULB and
local businesses make it convenient to locate qualified
tenants.
- Wrigley – This portion of Long Beach is close
to both the 710 freeway and the 405 freeway. It has
a close proximity to the Blue Line in Long Beach,
so it is convenient for those tenants who use public
transportation.
- Bellflower – This city is home to many nice
multi-family properties. Many properties feature
two complete homes on a lot, making it great for
those who want to buy their first home and have additional
rental income.
- Crest
Garden/Mayfair – This area of Lakewood
is predominantly single family homes, however there
are a few choice multi-family units that offer families
close proximity to shopping and easy freeway access.

8 |
| This is
a federally funded rental assistance program that subsidizes
the cost of rental housing. In order to qualify for Section
8, tenants must meet certain income requirements. A landlord
must also submit their property to the housing authority in
their city in order to qualify to have Section 8 tenants. More

The city of Long Beach maintains its own housing authority
for Section 8 issues. The website for Long Beach Section 8
